Answers to Common Housing Questions in Volusia & Flagler Counties

We understand that navigating housing services can be confusing—especially if it’s your first time reaching out. Whether you're buying a home, working on your credit, facing foreclosure, or just not sure where to begin, here are answers to the questions we hear most from residents in Daytona Beach, Palm Coast, and nearby areas.

  • How do I sign up for a homebuyer education class?

You can register online through our Classes page or call our office directly. Classes are offered in person and virtually. If you’re applying for down payment assistance through Volusia or Flagler County—or the City of Daytona Beach—you’ll need to complete this class first.

  • Do I qualify for down payment assistance in my city or county?

Each program has different eligibility guidelines based on income, household size, and location. We can help you determine which program applies to you and walk you through the next steps. Start by visiting our Homebuyer Assistance page and choosing your city or county.

  • I’m behind on my mortgage—can you help?

If you’re late on payments or worried about foreclosure, we strongly encourage you to call us. Our foreclosure prevention counselors will help you understand your options and work with you to create a plan. Services are free and confidential.

  • How much do your services cost?

Most of our services are free, thanks to support from HUD and local funding partners. Certain classes may have a small registration fee, which we’ll explain up front. You’ll never be surprised by hidden charges or sales pitches.

No—we’re a nonprofit organization. However, we are HUD-approved, and we partner with several local cities and counties to administer housing assistance programs.
