As a HUD-approved nonprofit serving Volusia and Flagler Counties, we provide the tools, guidance, and support to help you move forward with confidence.


From homebuyer education classes to personalized counseling and help applying for down payment assistance programs, we walk with you every step of the way.

Down Payment Assistance

Each program has different eligibility requirements, and we’ll help you understand what applies to you based on where you live or where you plan to buy.

You may be eligible for several thousand dollars in assistance—but most programs require pre-approval, income verification, and homebuyer education.

Homebuyer Education Classes

Our HUD-approved homebuyer education classes are a great first step for anyone considering a home purchase. They’re required for most local down payment assistance programs—and incredibly helpful even if you’re buying on your own.

What the class covers:

  • Understanding the full homebuying process
  • Working with lenders, agents, and inspectors
  • Budgeting for closing costs and monthly payments
  • Avoiding common first-time buyer mistakes
  • Local mortgage products and assistance programs


Classes are offered regularly and can be completed in person or virtually. Certificates are issued upon completion.

One-on-One Counseling 

Not sure if you’re ready to buy? That’s okay. We offer confidential, one-on-one housing counseling to help you understand your unique situation, get your credit in shape, and prepare for the responsibilities of homeownership.

Our counselors can help you:

  • Review and improve your credit
  • Create a personalized savings and budgeting plan
  • Understand what lenders are looking for
  • Navigate next steps with confidence

Counseling is free for residents of Volusia and Flagler Counties and available by appointment—including some evenings.
